Getting Started

Set up your account and company profile in under 5 minutes.

  • Download Spective from the App Store and create your account
  • Go to Settings → Company Profile to add your company name, phone, email, and license number
  • Upload your company logo — it appears on reports and invoices automatically
  • Pick a brand color — this tints your PDF report headers, dividers, and badges
  • Customize your agreement template in Settings → Company Profile (a default agreement is pre-loaded — edit it to match your business)

Your First Inspection

Create an inspection and start the walkthrough.

  • Tap the + button on the Inspections tab (or "New Appointment" from the Schedule tab)
  • Pick a template — Residential SOP covers most standard home inspections
  • Enter the property address, client name, email, phone, and inspection date & time
  • Optionally add the referring agent's info (tracks referrals automatically)
  • Set the inspection fee — this enables invoicing and payment features
  • From the Inspect tab, tap "Start Inspection" to create and jump into the walkthrough — or from the Schedule tab, tap "Save" to save the appointment for later

During the Inspection

Capture findings efficiently with photos, video, voice, and AI.

  • Each section shows items to inspect — tap a status: Inspected, Deficient, Safety Concern, Not Present, or Not Inspected
  • Add notes by typing or dictating (tap the 🎙 mic icon for speech-to-text)
  • Tap ✨ to AI-polish your rough notes into professional inspection language
  • Capture photos or short videos — they auto-attach to the current item
  • Use the Skip button to bypass sections you don't need (e.g., pool on a house without one)
  • Navigate between sections with Previous / Next — your progress saves automatically

Re-Inspections

Schedule, run, and report on re-inspections without redoing the whole walkthrough.

  • From any completed inspection, tap "Schedule Re-Inspection" and pick a date and time
  • When it's time, open the inspection and tap the Re-Inspection chip on the header to start the walkthrough
  • For each flagged item, mark a verdict: Fixed, Not Fixed, or Not Evaluated — tap again to deselect
  • Verdicts save as you go, so you can stop mid-walkthrough and pick up later
  • Tap any item on the summary (including Not Evaluated) to jump straight back to it in the walkthrough
  • Tap "Generate Report" on the summary to produce a clean re-inspection PDF — and send a separate invoice, payment link, or mileage line if needed

Re-inspections get the full inspection toolkit — invoice, Stripe payment link, mileage — so you can bill the re-visit as its own job.

Generating Reports

Create professional PDFs and interactive web reports.

  • From the inspection detail screen, tap "Generate Report" for a full PDF with cover page, photos, and findings
  • Your company logo, name, license number, and brand color appear throughout the report automatically
  • Tap "Share to Client Portal" to publish an interactive web report — clients can search, filter by severity, and expand sections
  • Tap the wrench icon for a Repair Request — select specific deficiencies to generate a negotiation document
  • Share reports via email, AirDrop, or any share target on your device
  • Reports work fully offline — no internet needed to generate PDFs on-site

Client Communication

Automated emails keep clients informed without extra work.

  • Go to Settings → Email Notifications to enable/disable each email type
  • Booking Confirmation — sends automatically when you schedule an inspection
  • Day-Before Reminder — reminds clients to prep (utilities on, pets secured, access to panels)
  • Report Ready — notifies clients when you publish their report to the portal
  • Review Request — asks for a Google review 2 days after report delivery

All emails are branded with your company name. The review request drives Google reviews on autopilot.

Invoicing & Payments

Invoice clients and collect payments from one screen.

  • Set the inspection fee when creating the inspection (or edit it later on the detail screen)
  • Tap "📄 Send Invoice" to preview and share a professional PDF invoice
  • Tap "💳 Payment Link" to generate a Stripe checkout link — clients pay by card in their browser
  • Mark invoices as paid manually with "✓ Mark as Paid" or let Stripe auto-update via webhook
  • Payment status shows on the inspection list — unpaid, invoiced, or paid

Agreements & Signatures

Collect a digital signature on-site before starting the walkthrough.

  • Go to Settings → Company Profile to set up your agreement template — a default ASHI-standard agreement is pre-filled, but you can customize the full text to match your business
  • On any inspection detail screen, tap the pen icon (draw icon) in the top icon bar to open the signing screen
  • Hand your phone or tablet to the client — this is their screen to interact with
  • The client reads your agreement, checks the "I agree" checkbox, and draws their signature with their finger
  • Tap "Sign Agreement" — the signature is saved as an image and the inspection is marked as signed
  • After signing, tapping the icon again shows a read-only view of the signed agreement with the signature and timestamp
  • The signed status, timestamp, and signature image are stored with the inspection for your records

Customize your agreement in Settings → Company Profile. Get it signed before you start the walkthrough — hand the client your device at the door, it takes under a minute.

Seven built-in templates cover the most common inspection types.

  • Residential SOP — full InterNACHI-standard home inspection (most common)
  • Four-Point — insurance inspections covering roof, electrical, plumbing, HVAC
  • Condo / Townhouse — adapted for shared-wall properties
  • Pre-Listing — seller-side inspections before listing
  • New Construction — phase inspection for new builds (punch list included)
  • Wind Mitigation (FL OIR-B1-1802) — Florida insurance discount inspections
  • Commercial (Basic) — small retail, office, or warehouse properties

Inspector Tools

Built-in tools that save you time and impress clients.

  • CPSC Recall Check — search the Consumer Product Safety Commission database by appliance type during inspections
  • Agent Referrals — see which real estate agents send you the most business, ranked by inspection count and revenue
  • Calendar Export — share an .ics file to add inspections to any calendar app (Google, Apple, Outlook)
  • Online Booking — share your personal booking link with clients and agents. Requests appear in the app with property, contact info, and preferred date — accept with one tap and the inspection is on your schedule.
  • Photo Annotation — draw arrows, circles, and labels on photos to highlight issues
  • ISN Integration (Beta) — connect your ISN company key in Settings to pull inspections from ISN and push completed reports back, including via webhook.

Payment Processing

Accept card payments from clients via Stripe.

  • Go to Settings → Payments → Connect Stripe
  • Create a free Stripe account (if you don't have one) and connect it
  • On any inspection, tap the "Pay Link" button to generate a payment link
  • Share the link with your client — they pay by card, no app needed
  • Money lands in your bank account in 2 business days

Stripe processing fees (as of early 2026): 2.9% + $0.30 per transaction. On a $400 inspection, that's ~$11.90. No monthly fees, no minimums. This is the industry-standard rate across all major payment processors — there's no way to avoid it if you want to accept cards.

  • Free tier — up to 3 completed inspections with full features (reports, photos, invoicing, all templates)
  • Pro ($29/month) — unlimited inspections, priority support, founding member rate locked in for as long as you stay subscribed
  • Team plan — add seats for additional inspectors or office staff. Manage seats and billing at app.spectivehq.com from any browser.
  • Manage your subscription in Settings → Subscription
  • No upsells, no per-report charges, no hidden fees

Team Plan

Invite teammates, assign roles, and manage billing in one place.

  • Open Settings → Subscription and choose Team plan
  • Send an invite link to each teammate's email
  • Teammates tap the link, sign in, and join your account — they can switch accounts if the invite went to the wrong email
  • Owners manage seats and billing; members focus on inspections
  • Visit app.spectivehq.com from any browser to add or remove seats anytime

Working an Inspection as a Team

Two or three inspectors on one house, without overwriting each other.

  • When a teammate joins an inspection, you'll see their avatar on the section overview and a live bar at the top of the walkthrough showing exactly which section they're in
  • Open any subsection to claim it — it locks for the rest of the team until you move on
  • If someone else is already in a subsection, you'll see it greyed with their name — pick a different one and come back later
  • Locks release automatically when you leave a subsection or after the timeout your owner sets
  • Owners can adjust the lock timeout in the team console at app.spectivehq.com — shorter for fast-moving teams, longer for detailed sections

Divide the house up front — one person on exterior, one on systems, one on interior — and the locks will keep everyone out of each other's way.
